*Repairs
Owners are responsible for all repairs to the property with the exception of breakages caused by the tenants. Small repairs can either be carried out by our contractor, or an appointed professional by the owner., All accumulated charges are deducted from owners’ account. We will always ask for instructions before commencing any large scale repairs. We do not make a profit on maintenance carried out by our contractors. | Short term rentals | Long term rentals | | Before submitting your request for letting your home with us, please note that in order to accommodate guests and holiday-makers for a short-term stay, your apartment must be in a building, categorized according to the Bulgarian laws on tourism. There are ways to categorize your apartment even if the building is not licensed. Please check that option with us.
Utility Services
The payment of refuse collection charges, heating, electricity, cable T.V. and telephone bills are your responsibility. In many ways you are compensated by the higher prices short term rentals have.
Our fees for managing the property are some of the most competitive to be found. Our commission for accommodating guests for less that a month is 15%. | In order to accommodate tenants on a long-term basis, even if not categorized, the property must have been granted Certificate for Habitation (local Act 16) and Permission for Use. Requirements:
Furniture – There are many furniture options, however our services ensure apartments meet the the expected satisfactory standards our guests expect. Contact us for list of the obligatory minimum of furniture and amenities as requested from tour operators and agents.
Insurance – A reliable insurance company is the best financial protection for your property. Winslow Property Management uses preferential corporate prices, therefore, is able to insure your property with the best financial rates.
Apartment condition – the apartment has to be in good condition with all electrical devices operational. Any, needed repairs or construction defects have to be dealt with beforehand. Accounting - In order to avoid additional bank charges, we recommend you open an account with a Bulgarian bank. Withholding and other taxes are deducted before the payment is made.
Taxes - From the total rent received in a tax year you can normally deduct, for tax purposes, the following: - Our fees

You thet pay tax on the remainder of the rent. If the property is not managed or maintained by our staff, make sure the communal areas are cleaned thoroughly and the ground areas are kept clean and neat. If the building maintenance is generally neglected, chances are that we may not be able to rent out your home. It is also recommendatory that the building should be in safe area and possibly with no construction works nearby.
